Lincoln Road's November Is About Where You Sit Down

Near the roundabout at Drexel Avenue, crews spent September installing a ring of circular planters between Lincoln Road and Lincoln Lane South. The City of Miami Beach's September 10 project bulletin listed what was left at that point: the planters near the roundabout, the seating steps and planters around a new electrical room on Lincoln Road, a rebuilt crosswalk at Lincoln Lane North, and new signals, curbs and pavers where Drexel meets 16th Street. These are the last items on a project that began in July 2025.

When it's done, Drexel Avenue from Lincoln Lane South to Lincoln Lane North becomes a pedestrian-only corridor with a new outdoor performance space on Lincoln Road. This November, Lincoln Road's biggest change is the places to stop: steps to sit on, a stage, a patio with live music, and a holiday calendar built around fixed points on the promenade. The new storefronts are opening around them.

The Drexel Corridor, Nearly Finished

The city's project page describes the work as paving, lighting, plantings and pedestrian access. The stretch of Drexel between 16th Street and Lincoln Lane South gets the same upgrades and stays open to traffic. Only the block between Lincoln Lane South and Lincoln Lane North is closed to cars for good.

The September 10 update gave the contractor's hours as weekdays from 7:30 a.m. to 4:30 p.m., with occasional weekend work. It closed Lincoln Lane North between Pennsylvania and Washington avenues for the crosswalk rebuild and estimated about a week for that piece. Sidewalks on both sides of Lincoln Lane North stayed open, and so did pedestrian and car access to the 1661 Pennsylvania Avenue garage. The city has not posted a completion date or a ribbon-cutting. Its page still asks visitors to follow the marked pedestrian paths around the work zones.

If you're driving in while the work wraps up, the city points people to the surface lot between Meridian and Jefferson avenues, entered from 17th Street via Jefferson Avenue.

Drexel matters for more than the plaza. The Lincoln Road district directory lists City Food Hall at 1601 Drexel Ave. as "coming soon." That address is at the 16th Street end, the same intersection that was getting new signals and pavers in September. Once the food hall opens, the whole length of Drexel between 16th Street and Lincoln Lane North will be rebuilt, with a place to eat at one end and a performance space at the other.

Balan's Came Back to Its Original Address

The second new place to linger opened in September, and it's an old one. World Red Eye reported that Balan's, founded in London in 1987 and brought to Miami in 1997, would return to 1022 Lincoln Road, where it first opened almost 30 years ago. The reopening was set for September 17. The Miami Beach Journal reported on October 8 that it did reopen that day. Citing an October 7 post from the restaurant, the Journal said brunch, lunch, dinner and happy hour were all running.

The new Balan's is an all-day brasserie. Daily brunch and an international dinner menu bring back the eggs Benedict, Belgian waffles, the Balan's burger and fish and chips, alongside new Miami and Mediterranean dishes. Happy hour runs from 3 to 6 p.m. every day. The restaurant also plans sunset events, live music and rotating programming on the patio. That puts a regular evening stop on the 1000 block, a block east of where the Lincoln Road BID has scheduled a November film screening on the 1100 block.

The Storefronts Arriving Around Them

Uniqlo is the one big retail opening in November with a firm date. According to Secret Miami, the Japanese apparel brand opens at 530 Lincoln Road on Thursday, November 12, in an 8,557-square-foot space. It will be the brand's first street-front store in Florida, one week after its Aventura Mall store opens on November 5. The Aventura store is about twice the size, at 17,200 square feet over two floors. The Lincoln Road store is the smaller of the two and the only one that opens onto a sidewalk. Its launch campaign, "Made for All. Made for Miami," includes UTme! graphics with Art Deco-inspired artwork and local names such as Joe's Stone Crab.

A few blocks down, the 800 block has two food stops on opposite sides of the street:

  • Sulta Rosa, 821 Lincoln Rd. A coffee-and-dessert shop that Miami New Times listed among its August openings.
  • Ukiyo, 818 Lincoln Rd. A 7,431-square-foot restaurant built around a kaiten, or conveyor-belt, sushi counter. Miami New Times expected it in mid-October. Digest Miami reported plans for dinner until 2 a.m. on Fridays and Saturdays. On October 9, the district's directory listing still called it "coming soon."

Just off the promenade, Royale Pizza Napoletana is set for 1680 Meridian Ave. Miami New Times called it Florida's first Tokyo-style Neapolitan pizzeria and listed it for an October 2026 opening. Ukiyo, Royale and City Food Hall are all announced openings, so check each one's own channels before planning a night around them.

November, Mapped to the Places to Stop

The BID's November plans put most of its events at fixed spots on the promenade, the Euclid Oval and the Euclid Folly, plus a screening on the 1100 block. The weekly market fills the long stretch between Meridian and Washington. The schedule below combines the city's event calendar with the Lincoln Road BID's 2026–2027 working programming schedule, dated September 14. The BID labels it a working schedule and says events may change.

Date What Where
Every Sunday Lincoln Road Farmers Market, 9 a.m. to 6 p.m. Lincoln Road between Meridian and Washington avenues
Wednesdays, Nov. 11, 18, 25 SoundScape Cinema Series, free SoundScape Park, outside the New World Center at 500 17th St.

Saturday, Nov. 28, 7 to 9 p.m. Live music with a swing band Euclid Folly
Sunday, Nov. 29, 3 to 5 p.m. Live music and entertainment Euclid Folly

The city's calendar lists the market as a weekly Sunday event with hours of 9 a.m. to 6 p.m. The SoundScape films, as listed by Secret Miami, are Flubber on November 11, Supergirl on November 18 and Creed on November 25, a block north of the promenade.

The schedule also shows how the BID is using the street. Of the BID's dated November events, those after the 19th screening take place at one of the two Euclid locations, and the tree lighting is the biggest of them. The new Drexel performance space will join those spots once the city finishes it. The project page describes it as part of a long-term plan for more walkability, cultural programming and public space in the Lincoln Road district.

If you're mapping out the season, the dates to count on are the Sunday markets, the Wednesday films, Uniqlo on the 12th and the tree lighting on the 21st. A Balan's happy hour fits into any evening between them, every day from 3 to 6 p.m.

If you own on or near Lincoln Road, the finished Drexel corridor and the new storefronts around it will become part of how buyers see your block. If you'd like a discreet, block-by-block conversation about what these changes mean for your residence, Carlo Dipasquale and his team are glad to talk with you in English, Italian, Spanish or Portuguese.
